abstract deed

Colloquial expression used to refer to the original deed from the government to the first private owner of a parcel of land. Other times, it is meant to describe a deed that recites all former owners and their dates of acquisition. Sometimes purchasers who request an abstract deed mean to communicate that they want title insurance or a title opinion in addition to the deed. Technically, there is no legal instrument called an abstract deed. (When you encounter this expression,ask questions in order to determine what is meant.)
