In most leases,a landlord's reasonable consent is required before the tenant may make an assignment of the lease or sublet to another tenant.The concept is naturally vague,as it must cover a wide variety of circumstances. It is intended to be understood by its negative—the landlord must have a stated reason for withholding consent,and,considering all the circumstances, that reason cannot be arbitrary, foolish, unfair, illegal, or unethical.
