larger parcel

A concept relevant in condemnation cases in order to determine if the taking of land by eminent domain has caused damage to the larger parcel. Usually the concept is limited to one piece of property out of which a portion is taken by eminent domain,but courts have described the larger parcel as including noncontiguous properties.

Example: A resort community has a golf course one-half mile away. If the golf course were taken by eminent domain, its loss would certainly affect the value of the resort community as a whole. Damages attributable to the loss in value of the larger parcel are called severance damages.
